There is no useful one-price-per-villa number
Two villas with the same area can have very different automation budgets. Cost follows the number and type of controlled points, dimming technology, HVAC interfaces, motorized curtains, keypad specification, visualization, integrations and the amount of engineering and commissioning required.
Count functions before choosing brands
A useful budget starts with a point schedule: switched and dimmed lighting circuits, fan-coil or thermostat zones, curtains, sensors, keypads, gateways and interfaces. Once the scope is measurable, product choices can be compared fairly instead of mixing different specifications under one headline price.
Construction stage can change the cost
Planning KNX before first fix usually gives the cleanest route because containment, panel space and cable paths can be coordinated. Retrofitting may still be possible, but access, existing wiring and finishing constraints can add labour or limit options.

Look for design/engineering, equipment, panel assembly, installation scope, programming, testing, commissioning, documentation and training.
